Getting Your BTO Flat in 2020? Here’s How to Handle Interior Design and Renovations

The total number of new built to order (BTO) flats to be launched in Singapore in 2020 will be anywhere between 16,000 and 17,000, National Development Minister Lawrence Wong announced in mid-December 2019. The number is higher than the 15,000 flats offered for sale over the course of 2019.

The big number of new launches, as well as several additional facilitations, will make it easier for young Singaporean families to get their first flat. The government is actively working towards increasing property ownership and reduced the expenses linked to flat acquisition.

As a result, the number of first-time homeowners is expected to grow.

Once they do acquire a new flat, however, young Singaporeans will have to account for renovation and interior design work. The good news is that options do exist to enable cost-efficient apartment upgrades that will result in a sophisticated and highly personalised interior. Extensive BTO Flat Buying Opportunities Ahead!

There are several reasons why acquiring a BTO flat in 2020 will be much easier than it used to be in the past.

For a start, subsidies for a Housing and Development Board (HDB) flat will increase for many young couples that are looking forward to getting their apartment. First-time buyers will have at their disposal grants of up to 80,000 dollars to buy a new flat and up to 160,000 dollars for the acquisition of a resale flat on the open market.

The income ceiling for eligible buyers has also been increased for the first time since 2015.

Until now, there were three types of grants available – a CPF housing grant of 50,000 dollars, an additional CPF housing grant (AHG) of up to 40,000 dollars and a special CPF housing grant (SHG) of up to 40,000 dollars.

BTO flat buyers were eligible for AHG and SHG grants. Those interested in a resale apartment could benefit from the CPF housing grant and the AHG.

From now on, however, AHG and SHG grants are combined into one entity. The new enhanced CPF housing grant of up to 80,000 dollars is available to all eligible property buyers, regardless of the apartment type that they’re interested in. Restrictions on flat type and location will also no longer apply.

Some of the new BTO flats to be released in 2020 will be located in Sembawang, Toa Payoh, Tengah, Choa Chu Kang, Tampines and Pasir Ris.

Over the last five years, more than 150,000 families experienced the joy of becoming the owners to their very first flat. Many of these buyers acquired flats in non-mature estates due to the relatively discounted prices in comparison to the cost of property in other estates.

Apart from looking into opportunities to make housing more affordable, the HDB is also implementing upgrades and enhancing living standards through an array of programmes launched over the past years.
